Autumn and winter
The houses are very popular during the winter, especially in houses that are close to the capital. They are usually fully booked on weekends about a month in advance, so it is necessary to book well in advance to get a house at a time that suits you.
The winter season is from August 29, 2025 to May 29, 2026. You can book both weekend and weekly rentals. However, only weekly rentals are available during the holidays, i.e. Christmas and New Year's, and then Easter. This year's Christmas and New Year's weeks are 22.12-29.12.2025 and 29.12.2025 – 05.01.2026. Bookings for Christmas and New Year's begin on September 12 at 8:00. You can only choose either Christmas or New Year's week.
- Please note the changed rules as of November 1, 2023.
- Points are taken from members during winter rental.
- There will also be a change that renters
will have to have points for rent in order to be able to rent.
- A member
cannot rent a house with a negative points balance.

Points system and allocations
There are two allocation periods, over Easter and the summer period. The rental period over Easter is one week from Wednesday to Wednesday and the summer period begins at the end of May/June and is 13 weeks and then the houses are rented out on a weekly basis from Friday to Friday. Information about the application period and allocations is announced at the beginning of the year on the different media outlets of Efling. Applications must be submitted during the advertised application periods.
Efling’s special holiday house system manages all of the union’s allocations. Members accumulate entitlements there in the form of points, and age may also affect allocations. The number of points is determined by payments made to the union, but the system is designed to ensure as much fairness as possible so that members with lower incomes also have a good chance of being allocated apartments and holiday houses.
The computer system allocates accommodation by ranking all applications according to points, meaning that the applicants with the highest number of points are placed first in the queue, followed by the others in descending order. If two applicants have the same number of points, age determines priority, with the older applicant being allocated first. The system then processes all applications and considers each preference in turn.
There is only one allocation, and it applies to all members with entitlements. This applies to both the summer and Easter allocation periods. The outcome of the allocation is determined by the applicant’s points balance.
First come, first served.
After the Easter distribution, the booking website opens for all members to book the houses that are still available. After the summer distribution, the booking website opens in two steps, based on the members' point balance, to book the houses that are available at any given time.
First for 3 days for those who have 100 points and more in the system.
For all members with entitlements.
Point collection
A member who pays contributions to Efling accrues 1 holiday point per month, regardless of their employment ratio. A person in full-time employment accrues 2 to 3 holiday points per month, in accordance with the calculation rules of the Vacation Fund. There is no maximum on the number of holiday points that can be accumulated.
It is not possible to rent a holiday home unless a member has enough holiday points. The number of holiday points needed varies depending on the season, region and length of stay. Holiday points are deducted from rentals all year round.
Please note that points only indicate priority in allocation and do not replace payment.
Bookings outside of allocation periods
The winter rental season begins at the beginning of August/September and is booked directly, no applications (except for Easter). During the winter season, the rental period is more flexible and it is possible to book both weekend and weekly rentals. Winter rentals are opened in two steps: in mid-August, bookings open until Christmas and on the first working day in November, bookings open after the New Year and until the summer season. Bookings open on My Pages at 9:00 on the opening day.
